Via the Debut 'easi-buy' scheme, Debut homes are sold with the option of deferred payment. This deferred sum, fixed at the outset, is usually set at around 10% of the purchase price, and won't rise even when the value of your property does! This makes owning your new Debut home more affordable and means that you reap all the financial benefits of future capital growth.
The deferred payment fixed sum can be redeemed at any time within 10 years of purchase or on the sale of the property. You can repay it via occasional lump sums or in whole at any time. And what's more it's totally interest free! This scheme is subject to availability.
Debut Freeholds Limited ("Debut") will offer customers help, if they wish, in acquiring their new home. Debut have put together a scheme (the "Scheme") which offers customers the ability to acquire a new home with Debut retaining a share in the property. The main points of the Scheme are as follows:
- 1. Debut will retain an element of the value of the property ("Debut easi-buy"). The Sales Consultant will liaise with you with regards to the actual equity amount
- 2. The amount of the Debut easi-buy will be fixed at the outset for the period of 10 years. Debut easi-buy will not, as is usual with other similar schemes, be subject to any revaluation on repayment
- 3. Repayment of Debut easi-buy will be secured by way of a second legal charge which will be registered on your ownership documents
- 4. The Debut easi-buy will have to be repaid by the 10th anniversary (the "Anniversary"), or on the sale of the property, whichever is the sooner, if the Debut easi-buy has not already been repaid by that date
- 5. No interest will be charged upon repayment of Debut easi-buy if repaid by the Anniversary
- 6. The customer will have the option of repaying the Debut easi-buy by lump sum repayments or on the Anniversary
- 7.In the case of genuine hardship Debut can extend payment beyond the 10 year period for a further period of 5 years but in that event interest at 4% above the bank base rate will have to be paid on the amount of Debut easi-buy outstanding on the Anniversary
- 8. Debut advises that any customer who takes the Debut easi-buy Option should seek independent financial and legal advice
